THE CONSTRUCTION OF 3,500 APARTMENTS STARTED IN NOVI SAD IN 2022

Serbia is undergoing extensive residential, commercial, and infrastructure construction, particularly in Novi Sad. It is anticipated that this trend will continue in 2023 given the scale of new building in Novi Sad in 2022 and the several projects that have already begun.

According to the portal gradnja.rs, the dominant construction works in Novi Sad this year are the construction sites of new residential buildings. As many as 269 active construction sites are mapped on their map of construction sites on the territory of this city. Of these, 105 construction sites were started in the construction season of 2022, while 164 construction sites are active from previous seasons. In addition to the current almost 200,000 residential units in Novi Sad, during the last year there were around 10,000 under construction, of which the construction of 3,500 apartments started in 2022.

Telep and Podbara are parts of the city with the largest number of construction sites, followed by Petrovaradin and Adice. The Srem side of the city records an increasing volume of construction works year after year, but the settlement of Mišeluk, which represents a huge potential for the construction of apartments, is still not massive.

This year, five new 10-story solitaires were added to the Novi Sad panorama. The issue of abandoned skyscrapers will be resolved with the completion of the Novkabel building's adaptation and the current reconstruction of the Radnički University building.

The completion and commissioning of the high-speed rail line connecting Novi Sad and Belgrade also took place in 2022. The high-speed railway section from Novi Sad to Subotica is still being built, thus work has not stopped. New platforms are being built, and new tunnels are being broken within Novi Sad's main railway station.

Among the infrastructure works, the construction of a high-speed road to Ruma, the so-called Fruškogorski Corridor with a tunnel through Fruška Gora, as well as a bridge over the Danube near the church in Tekija as part of this ring road, stand out. Along with these activities, the preparatory works for the construction of the bridge in the Bulevar Evropa extension have also started.

The building of the Palace of Justice started in the spring of this year, and the Biosens Institute, within the university campus, is projected to be completed in 2023.

The development of the subterranean garages in the city center may have caught the attention of Novi Sad residents the most during the previous construction season. There will be parking garages with hundreds of spots on Modena Street and in the park close to the Banovina building, which should ease the parking issue in the city center.
