A NEW CHINESE SHOPPING CENTER TO BE BUILT IN NEW BELGRADE

The construction of the new Chinese shopping center is still awaiting a building permit, and according to the urban plan, it will be implemented in two phases. The location is located next to residential blocks in Mileve Marić Einštajn Street in New Belgrade, just a few kilometers from the building used by Chinese traders in block 70, which burned down in a fire last year. The first phase of the new shopping center, which should begin by the end of the year, consists of 22,327 square meters of commercial space, while in the second phase, another sales facility with a total area of almost 8,000 square meters would be added. As one of the purposes of this center is to provide quality business space for small Chinese merchants and companies, this modern shopping center will have as many as 360 stores in the first phase and another 116 in the second.

In the first phase, the construction of a one-story building with a quadrangular base (Pr+1) is planned, while in the second phase, a slightly higher two-story building (Pr+2) is planned, also exclusively for commercial purposes. Since there is also a protective belt of power lines within the plot, this space on the ground is used for a large access plateau and a parking lot between the two buildings. The spacious area between the two buildings, 65 meters wide, is planned as an open parking lot with 430 parking spaces. According to the plan, Yuri Gagarina Street will be extended along the southeast side of the new Chinese shopping center and connected to the traffic connection to Obilaznica, and in the future there will also be a tram turn position there, which will all help with easier access and traffic connections.

At the corner with Jurija Gagarina Street, the building has a prominent pedestrian entrance, characteristically shaped for corner buildings, with a smaller pedestrian plateau in front of the main entrance. On the ground floor of the building of the first phase, there are 185 shops, of which 88 are oriented so that they are entered from the outside. The building of the second phase is similarly conceived, which of the 62 premises on the ground floor will have 27 oriented so that it is entered directly from the ground floor area. On the ground floor of the building, heat-insulating glass was designed in the form of a window along the entire length of the building. For moving between floors in the building, 5 stair cores will be built, two of which have freight elevators, while visitors will also use two escalators in the central part.

The investor of the new Chinese shopping center is the Chinese company "Eurasia Trade Center", the author of the conceptual solution is the architectural office "Parallel Studio" from Belgrade, and the project manager is the Yugo office from Belgrade.
