IN SERBIA 200,000 ABANDONED HOUSES WITH GARDEN

Providing house is one of the main issues young people in Serbia face with. That is why the Ministry of Rural Affairs is in search for a solution. It is estimated that there are around 200,000 abandoned country houses with gardens in Serbia, which are available to farmers and young people who want to stay in the countryside.

According to the new plan for 2023, the Ministry of Rural Care, which has been successfully implementing the plan to revive the Serbian countryside for two years, will allocate 1.44 billion dinars for the implementation of various projects. 1.32 billion dinars were allocated for four programs.

Cooperatives, as before, have primacy, so the most money, 502 million dinars, will be allocated for this. Next, 501 million dinars is the budget for the program of buying a house with a garden, while 44.2 million dinars will be allocated for the program of adaptation of multifunctional buildings and the program of organizing events in villages.

One of the programs of the Ministry for the care of the countryside includes the allocation of 10,000 euros for families who want to start life in the countryside.

Several conditions must be met for application:

  • that the applicant is not more than 45 years old
  • that is a citizen of Serbia
  • to have a residence in the territory of the Republic of Serbia
  • that is not the owner or co-owner of immovable property on the territory of the Republic of Serbia, except for agricultural land, and that has not alienated or gifted it in the previous 5 years

Also, the applicant is expected not to be blood related to the real estate seller; that they are not in the process of approving funds for the purchase of real estate and that they have no outstanding obligations to the state at the time of submitting the application.

All these conditions must be met by both spouses.

In addition to the mandatory conditions, applicants must also fulfill only one of the following conditions, which refer to living in the countryside independently in a rented house or in a family community with other family members, then living in the urban area in a rented property independently or with family and that he intends to live in the countryside.

Occupation is also important to achieve this condition, so it is necessary to have a formal education in the field of medicine, pharmacy, agriculture, veterinary medicine or to be an educator or craftsman. And another possibility is that the applicant performs jobs whose nature is such that they can be done from home in the countryside.

CRITERIA FOR HOUSES

Houses subject to the Ministry of Rural Care's programs must also meet certain criteria. The country house must be located in a village where there is at least one of the public service facilities or services (health clinic, post office, school, transport station, etc.), writes blic.rs.

Of course, it must primarily meet the basic conditions for life and housing.

It is also important that it is registered in the cadaster in the name of the seller, and that the real estate, as well as all accompanying buildings, was built in accordance with the regulations. The last condition is that the price is within the limits of the market value and that the house and auxiliary buildings are not subject to a court dispute.
