RECORD 6.1 BILLION EUROS TRADED IN REAL ESTATE IN SERBIA LAST YEAR

The real estate turnover last year was almost half as high as in 2020, according to the latest RGA report. Apartments and construction land were the most traded, and the most money for real estate, a little more than three billion euros, was spent in Belgrade.

The report of the Republic Geodetic Authority on the situation in the real estate market in 2021 indicates the growth of real estate turnover and a record amount of money in the market in the Republic of Serbia. The total number of sales in 2021 exceeded the record set in 2020 by 28%, with a total of 138,180 sales. The largest number of sales was realized in December (3,628 contracts). Compared to 2020, in 2021 the turnover of apartments increased by 28%, residential buildings (houses, cottages, and residential buildings for collective housing) by 32%, business premises by 42%, construction land by 40%, and agricultural land by 12%.

The value of the real estate market, according to the data from the realized contracts in 2021, reached the amount of 6.1 billion euros, which is a record amount of money in the Serbian market compared to previous years. Compared to 2020, there is 47% more money in the real estate market.

When it comes to types of real estate, last year 43% more money was spent on buying and selling apartments than in 2020, and 50% more on residential buildings (houses, cottages and residential buildings for collective housing). Significantly more money was spent on the turnover of business premises (50%) and construction land (66%).

In terms of territory, most real estate sales in 2021 were realized on the territory of Vojvodina, followed by Šumadija and western Serbia, the City of Belgrade, and the least on the territory of southern and eastern Serbia. However, as before, the most expensive real estate was sold in Belgrade, so the largest amount of money was traded on the territory of the City of Belgrade.

The total number of sales on the real estate market in the Republic of Serbia in 2021 was 138,180 and 28.4% higher than in 2020.

The largest increase in the number of sales was recorded in the region of Šumadija and western Serbia (33.7%), followed by southern and eastern Serbia (30.4%), Belgrade (26.5%) and Vojvodina (25.2%).

Out of a total of 6.1 billion euros, which were traded during 2021, the largest share in the volume of funds was realized on the real estate market in Belgrade at 51% (3.1 billion euros), then in Vojvodina at 26%, in Sumadija and western Serbia at 16%, and in Southern and Eastern Serbia at 7%.

The City of Belgrade has the largest share in the amount of apartments sold with 63%. In addition to apartments, the city of Belgrade has the largest share in the value of commercial buildings (59%), office space (48%), garage space (79%) and construction land (39%). The region of Vojvodina has the largest share in the monetary amount of traded residential buildings (houses, cottages and residential buildings) with 39% and agricultural land with 83% in relation to the total value of traded real estate of this type in the Republic of Serbia.

The region of Šumadija and western Serbia have the largest share in the amount of forest traded, with 66% of the total value of forest traded on the territory of the Republic of Serbia.

Based on the collected data from sales contracts, in 2021, 15% of all real estate was paid from credit funds, which is 1% more than in 2020.

Apartments are most often paid for with loans. In 2021, 34% of apartments in the Republic of Serbia were paid with credit funds, which is also 1% more than in 2020.

In 2021, in total, the price in 85% of sales contracts was expressed in the euro, which is 1% more than in the previous year.

Observed by years, in the period from 2018 to 2021, the number of sales contracts expressed in the euro currency recorded an increase in relation to the national currency.

In the total turnover of real estate in the Republic of Serbia in 2021, the largest share was the turnover of apartments, at 29%, which is at the same level as last year. In addition to apartments, construction land (20%) and agricultural land (14%) were the most traded.

In 2021, 50,275 apartments, 34,640 construction plots, 24,920 residential buildings and 23,810 plots of agricultural land were sold on the territory of the Republic of Serbia.

When it comes to the turnover of apartments, the share of buying and selling apartments in new construction was 42%, which is 3% more than in 2020.

Last year, 54% more garages were traded than in 2020, while the sale of office space increased by 42%. The number of sold cottages is at the same level as in 2020.

The turnover of construction land at the state level in 2021 was 40% higher than in 2020, and the turnover of agricultural land was 12% higher than in 2020.
