In addition to the Serbian capital, Dubrovnik also finished first on the list, which, judging by these data, has the most expensive real estate in relation to the amount of income of all cities in Europe.
Among the top ten are two cities in Russia, St. Petersburg and Moscow, second and fourth. Paris is in third place, and after sixth-ranked Belgrade are Lisbon, then Milan, Split and Tirana.
Novi Sad is also highly ranked when it comes to this list, it is in 19th place, while Niš is in 44th place.
Among the cities in the region, Banja Luka is highly ranked, which is in 40th place, Zagreb is in 42nd place. Skopje is in 26th place.
When it comes to Belgrade, its high position on this list and real estate prices, we will remind you that the most expensive square meter in Serbia was sold for 9,545 euros. It is an apartment in the location Belgrade on the water, Savski venac municipality. As shown by the data of the Republic Geodetic Institute, the apartment in question was 97 square meters, which means that the apartment was paid for around 925,000 euros.
When it comes to old buildings, the highest price per square meter is 4,902 euros paid for an apartment in the Belgrade municipality of Stari grad, with an area of 66 square meters.
The amount of money in real estate transactions in Belgrade in the first half of 2022 amounted to 1.9 billion euros, where the municipalities of Savski venac lead with 396.6 million euros and Novi Beograd with 343.7 million euros.
The average price per square meter in Belgrade according to the latest data from the Republic Geodetic Institute (RGZ) for the second quarter of the current year is 2,304 euros.
Also, let us remind you, such high real estate prices were recorded in a city where the average salary is about 92,000 dinars, according to the latest data from the RZS. We did not find data on how much the medial salary is in Belgrade, but considering what the medial salary is at the national level, it is assumed that Belgrade follows a similar trend, writes bizlife.rs.
By the way, the average salary at the level of the entire country is 73,000, and the median is 56,000. This means that 50 percent of employees receive less than RSD 56,000.
Judging by real estate prices and salaries, it is clear that citizens in Serbia have a hard time affording a roof over their heads, and lately, with the large influx of Russians due to the conflict in Ukraine, real estate prices have risen significantly, and, as experts predict, it is expected that in the following period, this situation will be even more difficult.
