The latest report by the Ministry of Spatial Planning, Construction and State Property and the Economic Institute Zagreb on real estate transactions in Croatia reveals some incredible data.

To begin with, real estate turnover last year amounted to HRK 60 billion - 20 billion more than in 2020. The number of sales was also 30 percent higher. The highest price per square meter - more than two thousand euros - was achieved by sellers in Dubrovnik, Rovinj, Split and Opatija, while in Zagreb the average price was 1,600 euros per square meter.

It is particularly interesting that almost half of the properties were purchased with cash. When we talk about the possibility of buying real estate - the least of them can be afforded by coastal residents.

Economic analyst Luka Brkić from Libertas University commented on these data in HTV's Dnevnik, who said that people, especially in turbulent, uncertain times, try to escape with their assets to safer harbors - and one of them is definitely real estate.

Brkić also said that APN's loans additionally stimulate the demand for apartments, and then the price increase.

"And it is possible to go into slightly more speculative waters and say that a large part that is bought with cash has speculative characteristics and attributions, that is, that it is possible to talk about some percentage of money laundering," said Brkić.

Brkić also said that some domestic and international research estimates show that the shadow economy in Croatia could be slightly less than 30 percent of GDP. It is a huge amount of money that does not end up in the tax system, he added.

"It's something that's definitely a problem." "Whether it's a third now or not - but it's definitely too high," he warned.
