HOW MUCH DOES A GOOD APARTMENT COST ON THE MONTENEGRIN COAST?

Real estate prices in Montenegro are on average about 15 percent higher this year than last, and the biggest demand is for square meters at sea.

The offer on the Montenegrin coast is diverse and you can find everything from apartments, suites and studios to luxury "penthouses" of houses and villas. According to the website nekretnine.rs, the prices of square meters in Montenegro range on average from at least 1,500 euros and up.

Thus, for example, it is possible to find studios of about twenty square meters at a price of 30,000 euros, which is the cost of one in Tivat, about 800 meters from the beach, which is located on the ground floor. There are also more luxurious apartments on offer, so it is necessary to set aside 184,000 euros for an apartment of 46 square meters in Budva.

Below is a detailed overview of real estate prices in some of the favorite holiday destinations, the domestic public, in Montenegro.

Budva

Compared to the average, real estate prices in Budva and surrounding settlements are quite higher. Thus, in Becici, you can find a two-bedroom apartment in a building under construction of 37 square meters at a price of 125,400 euros.

In Rafailovići, 3 kilometers from Budva, there is a three-bedroom apartment for sale, located on the beach. It is about 165 square meters and the price is 550,000 euros.

In Budva, in the very center of 39 square meters, the owner costs 89,700 euros.

Also on offer in Budva is a significant number of luxury properties whose prices range in the millions of euros.

Kotor

As for Kotor, an unfurnished apartment in Dobrota, in a new building with a sea view, of 120 square meters costs 120,000 euros.

On the other hand, a luxury apartment in Dobrota of 57 square meters with a sea view, the owner costs 179,000 euros.

We also offer an apartment in a new building next to the center - 86 square meters for 295,000 euros.

Herceg Novi

Herceg Novi has lower real estate prices. Thus, the owner of a three-room apartment of 99 square meters is asking for 199,000 euros.

The ads also include a more luxurious 103 square meters for 159,650 euros. It is added that the apartment has a large terrace overlooking the sea.

If you are looking for something closer to the coast, for a one-bedroom apartment of 45 square meters, 250 meters from the sea, you should set aside about 80,000 euros.

Tivat

In the case of Tivat, the prices are the same as in Budva, so for one-bedroom apartments and studios, slightly more than the average is allocated. A large number of properties for sale are located in Porto Montenegro, where apartments cost a real fortune, and they push the average price per square meter in Tivat up, but there is also a large number of affordable real estate.

5 minutes from the center of Tivat, there is an apartment in a new building of 48 square meters, which is sold at a price of 298,000 euros.

In the settlement of Krašići, 53 square meters can be obtained for 60,000 euros. An apartment of 116 square meters for 270,000 euros is for sale in the same settlement, investitor.me reports.

How can a foreigner buy property?

Regarding the purchase process, the purchase of real estate in Montenegro requires primarily a passport for foreign citizens. Agencies recommend, in addition to the assistance they provide, that you hire a licensed attorney who should perform a detailed review of the documentation.

After signing the sales contract, you need to register as a new property owner.
