Those who can should wait for the winter months when rental prices are lower and that's the time to rent an apartment, Ervin Pašanović, general director of the "Adventis Real Estate" agency, told Magazin na Prvo Radio Beogrado.
The price of renting apartments is influenced by the market and the reality of the rent can only be seen through the number of rented apartments
Pašanović explains that the rental price is formed by comparing it with the same or similar offers, i.e. that the rental amount is influenced by the age of the building and its condition, the equipment of the apartment, garage space, surrounding infrastructure - proximity to kindergartens, schools, health centers, shops and shopping centers, traffic connections , distance from the city center.
He also states that the price of a square meter apartment for rent, in the wider city center, is between 8 and 10 euros. Outside the center it is smaller, and in the most popular locations it is much larger.
Pašanović states that the two-and-a-half-room apartments with an area between 60 and 65 square meters are the most dominant on the market, that the most expensive are small apartments, and that with the increase in square footage, the rental amount decreases. The minimum rental prices for studios and studios are from 300 euros, for two-room apartments from 400, and for two-bedroom apartments from 450, writes rts.s.
Studio apartments are the most sought after - they are easy to maintain, utility costs are lower.
The arrival of citizens of the Russian Federation and Ukraine in Serbia only psychologically affects the increase in the price of renting apartments because - as Pašanović explains, their number in Belgrade is not so significant as to change market trends. Rental prices were raised only because of the expectation that there are many more citizens of the Russian Federation and Ukraine than there actually are. They are looking for a 4 to 6 month lease, and mostly small apartments.
Pašanović advises both landlords and lessees to draw up contracts with a lawyer and notarize them with a notary, which will protect their rights and explain their obligations. First of all, because it is a big problem to evict a tenant who regularly does not pay his obligations. A written contract is easier to prove in court than an oral one, especially if it is notarized.
Pašanović points out that registering a tenant is primarily a function of better legal protection and points out that the landlord can deregister the tenant from the address even without his presence.
