IN THE SECOND QUARTER OF THIS YEAR, REAL ESTATE MARKET TRANSACTIONS HIT TWO BILLION EUROS

The total amount of funds on the real estate market in the Republic of Serbia in the second quarter of 2022 was 2 billion euros, which represents an increase of 27.5% compared to the same quarter of 2021, according to the latest report of the Republic Geodetic Authority.

HOW MUCH REAL ESTATE WAS TRADED IN SERBIA?

The total number of sales on the real estate market in the second quarter of 2022 in the Republic of Serbia was 35,939, which is 1% more than in the second quarter of 2021.

In the second quarter of 2022, compared to the second quarter of 2021, there was an increase in the number of sales in Novi Sad by 83 contracts (2.7%), in the City of Belgrade by 398 contracts (4.4%), and in Kragujevac by 51 contracts ( 7.4%), while in Nis there was a decrease of seven contracts (0.7%).

WHERE WAS THE MOST TRADED?

The largest number of concluded sales contracts in the second quarter of 2022 submitted by public notaries is in the area of the Basic Court in Novi Sad - 3,817 with a volume of funds of around 265 million euros.

The largest volume of funds invested in real estate is in the territory of the First Basic Court in Belgrade, close to 577 million euros, with around 3,686 sales contracts submitted by notaries public.

In the area of other courts in the Republic of Serbia, a total of around 32,100 purchase and sale contracts were concluded, and the total volume of funds was close to 1.4 billion euros.

THE PERFORMANCE OF THE MOST SUCCESSFUL NOTARY PUBLIC?

The notary public with the largest number of submitted sales contracts concluded in the second quarter of 2022 is from the territory of the First Basic Court in Belgrade and submitted 670 sales contracts in the total volume of funds of 109.6 million euros.

WHAT WAS MOST BUYED?

In the second quarter of 2022, the largest share of total funds in real estate transactions in the Republic of Serbia was the turnover of apartments in the amount of 1.09 billion euros, of which 712 million euros was allocated for apartments in Belgrade. The share of apartments in the total amount of money on the market in the second quarter of 2022 was 55.5%, which is approximately the same level as in the second quarter of 2021.

For residential buildings (houses, cottages and residential buildings) 183.9 million euros (9%), for construction land 172.5 million euros (9%), for business premises 105.8 million euros (5%), for agricultural land 53.2 million euros (3%) and others.

HOW WAS IT PAID?

Based on the collected data from sales contracts, in the second quarter of 2022, 12% of real estate was paid for from credit funds, which is 3% less compared to the second quarter of 2021.

Loans are used to pay for apartments. In the second quarter of 2022, 27% of apartments in the Republic of Serbia were paid for with loans, which is 8% less compared to the second quarter of 2021.

HIGHEST PRICES ACHIEVED

The apartment for which the most money was allocated in the second quarter of 2022 is an apartment in a new building in the amount of 1,387,888 euros, the area is 163 square meters and it is located in the location of Belgrade Waterfront.

The most expensive square meter apartment in Serbia in the second quarter of 2022 was traded in the location Belgrade on the water, in the municipality of Savski venac, and it cost 9,545 euros per square meter, the area is 97 square meters and it is an apartment in a new building.

The most expensive house was sold in Savski Venac for 2,900,000 euros.

The most expensive square footage of office space was sold in the Belgrade municipality of Stari Grad for 12,240 euros, with an area of 29 square meters, and the highest contract price of office space of 10,200,000 euros was realized in Palilula, with an area of 3,183 square meters.

The most expensive garage space at the price of 42,000 euros was traded on Kopaonik.

The most expensive square of agricultural land was sold in Kać (Južnobački district) at a price of 40 euros per square meter for a plot of 52 ares.

The most expensive agricultural land in Serbia in the second quarter of 2022 was traded in the municipality of Ruma (Pavlovci) at a price of 1,000,000 euros for 5.66 hectares.
