Photo: PixabayThe trend of rising real estate prices in Serbia has not changed for months, despite high inflation and price increases. According to the report of the ad portal Nekretnine.rs in July, the biggest price increase was in Novi Sad in the municipality of Grbavica, where with an increase of 10.11 percent, real estate prices were completely equal to those in the center and amount to 2,226 euros. A slightly smaller price increase last month was in the center Nothing, close to nine percent.
Despite the fact that the most expensive apartments are in Belgrade, in the very center of the city, the facts also show that the surrounding municipalities are getting closer to the price of a square meter in the capital. And this is not the case only with Belgrade. According to the data of the Nekretnine.rs portal, the prices of apartments in the center of Novi Sad and Niš are not much ahead compared to the surrounding areas of these cities.
The domestic market is particularly interesting, primarily because every now and then individual economic experts point out that in the crisis period it turned out to be a substitute for the capital market, and investments are made in it in order to preserve capital. In some cases, if we look at the price movement, it is inevitable that investors on the domestic market managed to make a profit, writes blic.rs.
BELGRADE
In terms of real estate prices, Belgrade continues to lead the way. The most expensive square meter of real estate in Serbia is still in the center of Belgrade, which rose by 1.28 percent in July to a price of 2,996 euros.
An increase of 3.12 percent was recorded in the municipality of Novi Beograd, and in this part of the city the price of apartments is now 2,348 euros.
In Vračar, prices rose by 1.97 percent and currently amount to 2,851 euros, while in Voždovac, an increase of 0.10 percent formed a price of 2,107 euros.
Last month, real estate in the Mirijevo neighborhood rose in price the most, by as much as 4.49 percent and now amounts to 1,606 euros per square meter. In the same month, prices in the municipality of Palilula decreased by -6.42 percent, and now a square meter in this part of the city costs 2,215 euros.
NOVI SAD
During the month of July, the highest increase in the price of square meters was recorded in the vicinity of Novi Sad, in the town of Grbavica, by as much as 10.11 percent, where the price reached 2,266 euros per square meter. With this increase, the price is completely equalized with the price of a square meter in the very center, which normally had an increase of only 0.89 percent in July.
Apartment prices per square meter also jumped in Novi Naselje, by 6.24 percent, so now a square meter apartment costs 1,857 euros.
In July, Podbara had an increase of 5.93 percent and apartments in this municipality cost 2,197 euros per square meter.
NIŠ
The biggest increase in the price of apartments in July was recorded in the center, in Nemanjića Boulevard, by 8.95 percent, which leads to a price of 1,753 euros per square meter.
In the municipality of Durlan, real estate prices increased by 2.94 percent, and the price per square meter is 1,155 euros per square meter. Pantelei had an increase of 2.06 percent and prices of 1,389 euros per square meter, while the municipality of Plilula in July recorded a minus of 2.79 percent and formed a price of 1,389 euros per square meter.
KRAGUJEVAC AND PANČEVO
Square meters in city locations in Kragujevac increased by 3.18 percent during the month of July. And that applies to city locations. So now in this city, a square meter costs 1,200 euros.
In Pancevo, the average price per square meter grew by 3.69 percent and now amounts to 1,350 euros.
