THE MOST EXPENSIVE APARTMENT AND GARAGE WERE SOLD IN BELGRADE WATERFRONT

The real estate market in the Republic of Serbia recorded positive trends in the fourth quarter of 2022, which confirms the increase in the total volume of funds in real estate transactions, according to the data of the Republic Geodetic Institute on the state of the real estate market in the last quarter of last year.

The total amount of money used for the purchase of real estate amounted to 2.3 billion euros, which represents a growth of 27.3% compared to the same quarter of the previous year. The city of Belgrade recorded the largest number of sales contracts, a total of 9,547.

The largest share of total funds is occupied by the sale of apartments, with a share of 55% and 1.2 billion euros in the fourth quarter of 2022. Given that the number of apartments sold in the fourth quarter of last year increased by 0.6% compared to the same period in 2021 and that apartment prices continue to rise in the fourth quarter, the total value of the market measured by the sum of the sales of apartments achieved a record growth in 2022 and by 36% year-on-year (12% in the third quarter of 2022).

EUR 178.6 million (8%) was allocated for houses, EUR 146.2 million (7%) for construction land, EUR 113.6 million (5%) for business premises, EUR 79.9 million (4%)  for garage spaces, EUR 67.3 million (3%) for agricultural land, and EUR 58.3 million (3%) for others.

When it comes to the method of payment, 9% of all real estate was paid for with loans, which is 4% less compared to the previous period, and apartments were mostly paid for with loans (21% in total).

The highest prices were achieved for apartments in Belgrade on the water, where the most expensive square meter was sold at a price of 10,184 euros while the most expensive apartment, with a total area of 383 m2, was paid for 2,469,888 euros.

The most expensive house was sold in Savski Venec for 2,000,000 euros.

The most expensive square meter of office space was sold in the Belgrade municipality of Stari Grad for 18,253 euros, with an area of 63 m2, and the highest contract price of 2,801,121 euros for office space was realized in Palilula, with an area of 10,586 m2.

The most expensive garage space was sold in Belgrade Waterfront for 58,400 euros.

The most expensive square of agricultural land was traded in the municipality of Stara Pazova (Stari Banovci) at a price of 18 euros per m2 for a plot of 2.6 hectares.

The most expensive agricultural land in Serbia in the fourth quarter of 2022 was traded in Novi Bečej at a price of 605,000 euros for 50.2 hectares.

According to data from the fourth quarter, the average price per square meter in old buildings in Belgrade was 1,940 euros and in new buildings, 2,656 euros, which is on average twice the price of square meters in old buildings and new buildings in Niš and Kragujevac. It is interesting that in the fourth quarter, the average price of a square meter in old buildings in Novi Sad (1,180 euros) was higher than the price of a square meter in new buildings (1,643 euros).
