Photo: PixabayThe prices of garage spaces in Serbia this year ranged from a minimum of 300 euros in Boljevac, up to 48,000 euros in Kopaonik and locations like Belgrade on the water, where the prices are enormous.
"In the first half of 2022, a total of 8,451 garage spaces were traded on the territory of the Republic of Serbia, of which 6,196 are garage spaces, 755 garage spaces and 1,500 parking spaces outside the building," according to the latest report of the Republic Geodetic Authority.
When it comes to the share in the total number of sales of garage spaces, the largest share of 56 percent is in the territory of Belgrade. Looking at the municipal level, the largest number of sales is in the area of the municipalities of Novi Sad - 1,243, Novi Belgrade - 997, Savski venac - 958, Voždovac - 541, Zvezdara - 514, Palilula - 376, Vračar - 326, Stari grad - 260, Zemun - 228.
"The prices of garages follow the rising trend of real estate prices and have been on an upward trajectory for the past few years. When it comes to Belgrade, prices in the central municipalities are rising extremely due to the lack of parking spaces. Currently, in the city center, in municipalities such as Stari grad, Vračar and in popular condominiums, garage prices range between 30,000 and 40,000 euros, and these are mostly standard garage spaces," the executive director of the City Expert real estate agency, Miloš Mitić, tells biznis.rs.
As the RGA report shows, the most expensive garage spaces are precisely in the Belgrade municipalities. Thus, in Savski venac you can find a garage worth from 3,000 to 48,000 euros, in New Belgrade from 2,400 to 40,000 euros, while the same space is somewhat cheaper in other cities. In Niš, garage spaces range from 500 to 15,000 euros, in Pančevo from 1,000 to 10,000 euros, and in Kragujevac from 1,200 to 12,000 euros.
The demand is huge, and according to Miloš Mitić, there are different types of garage spaces on the market, which also depends on their prices.
"We distinguish between a standard pavement garage space, which is also the most expensive, then an elevator garage space, which can be 15 to 20 percent cheaper, and the so-called rockers, which are up to 25 percent cheaper. The difference between an elevator garage space and a rocker is approximately five percent, but the difference between a standard pavement parking space can be 15-20 percent in relation to these two types of garage spaces," Mitić points out.
When it comes to prices, our interlocutor says that garages in popular locations such as Vračar, New Belgrade, Stari grad, but also in the narrower part of Zvezdara, range from 20,000 to 40,000 euros.
Demand, and therefore prices, are dictated by locations in the city, so if there is a business center nearby with an inadequate plan for parking lots of employees, it is difficult to get to it. On the other hand, buyers who buy apartments in new buildings solve this problem by not asking for the price, but buy a garage space along with the apartment, so that they don't waste time looking for parking every day.
"In such an area of the city, where there is a high demand, the prices of parking spaces also go up because the demand exceeds the supply. This is actually the biggest cause in central municipalities, where there are many old buildings that do not have parking spaces. At the same time, the number of people in that location increases, so you have a large turnover of employees who work there and need parking, and also the standard number of people who live there. When all that is taken into account, it can be said that there is literally a craze for parking spaces on the market, especially if we are talking about Vračar, Stari grad and the part of Zvezdara near the Vuk monument", concludes Mitić.
