Photo: belgradewaterfront.comThe total volume of funds on the real estate market in the Republic of Serbia in the first half of 2022 amounted to 3.6 billion euros, which represents an increase of 25% compared to the same period of the previous year, according to the latest report of theRepublic Geodetic Authority (RGA) on the state of real estate market in Serbia.
The amount of money in real estate and real estate transactions in Belgrade in the first half of 2022 amounted to 1.9 billion euros, where the municipalities of Savski venac lead with 396.6 million euros and Novi Beograd with 343.7 million euros.
The total number of sales contracts on the real estate market in the first half of 2022 was 68,274, which represents an increase of 4% compared to the first half of 2021.
The largest volume of funds invested in real estate is in the territory of the First Basic Court in Belgrade, amounting to around 988.5 million euros with 6,670 sales contracts submitted by notaries public.
The largest number of sales contracts concluded in this period was in the area of the Basic Court in Novi Sad - 7,162 with a volume of funds of around 470.5 million euros.
In the first half of 2022, the largest share of total funds in real estate transactions in the Republic of Serbia was the turnover of apartments in the amount of 1.978 billion euros, of which 1.276 billion euros were allocated for apartments in the City of Belgrade. The share of apartments in the total amount of money on the market in the first half of 2022 is 56%, which is at the same level as the same period in 2021.
For residential buildings (houses, cottages and residential buildings) 328.6 million euros (9% of the total amount of money on the real estate market) were allocated, for construction land 301.4 million euros (9% of the total amount of money), for business premises 187.5 million euros (5% of the total amount of money), for agricultural land 99.6 million euros (3% of the total amount of money).
Based on the collected data from sales contracts, in the first half of 2022, 12% of all real estate and properties were paid for from credit funds, which is 4% less compared to the first half of 2021. Loans are used to pay for apartments. In the first half of 2022, 28% of apartments in the Republic of Serbia were paid for with credit, which is 8% less compared to the first half of 2021.
The most expensive square meter apartment in Serbia in the first half of 2022 was traded in the location Belgrade Waterfront, in the municipality of Savski venac and cost 9,545 euros per square meter, the area is 97 square meters and it is an apartment in a new building.
When it comes to old buildings, the highest price per square meter is 4,902 euros paid for an apartment in the Belgrade municipality of Stari grad, with an area of 66 square meters.
The apartment for which the most money was allocated in the first half of 2022 is an apartment in a new building in the amount of 1,530,000 euros, it has an area of 349 square meters and is located in the municipality of Savski venac.
The most expensive house was sold in Savski venac for 2,900,000 euros.
The most expensive square meter of office space was sold in the Belgrade municipality of Stari grad for 12,240 euros, with an area of 29 square meters, and the highest contract price of 10,200,000 euros was realized in Palilula.
The most expensive garage space at the price of 48,000 euros was traded in Kopaonik, as well as in the location Belgrade Waterfront.
The most expensive square of agricultural land was sold in Kać at a price of 40 euros per square meter for a plot of 52 ares.
The most expensive agricultural land in Serbia in the first half of 2022 was traded in the municipality of Čoka at a price of 2,360,000 euros for 163 hectares.
